Simply submit an interest form and Kenny Murillo, business development manager for gearSHIFT (the project builder), will reach out to formalize arrangements. Unit location requests are subject to availability, and will be allocated on a first-come, first-served basis. A fully refundable deposit of $1,000 is required to secure your reservation.
No. However, if you do decide to purchase, your $1,000 reservation deposit will be applied as a credit to the deposit required when you execute your formal sales agreement. At any time prior to executing a sales agreement, you can terminate your reservation by submitting a written request, and your deposit will be refunded to you within 10 business days after receipt of your request.
The hours for your GarageMahal will be 24 hours a day, 7 days a week, 365 days a year. You will always enjoy full access anytime you want!
Owning a Petrol Lounge West GarageMahal is an investment with the ability to build equity. You can use and customize the space exactly as you want. Owning the unit also allows you to be the landlord if you wish to rent out your unit for cashflow, something you can't do as a renter.
No way! Our project is a straight condo arrangement. As an owner you will be deeded your unit as well as a percentage in the HOA, which will own the land, common use amenities, and the clubhouse. Best of all, there will be no land lease payments in addition to HOA dues like other projects.
Yes. The community will be run and managed by the owners in a condo association. Dues cover clubhouse maintenance and membership fees, water, exterior maintenance, general liability insurance, security camera monitoring, property management, common area maintenance (landscape and snow), and more.
You can absolutely pursue your business at Petrol Lounge West. It's an ideal space for your dream office, business storage, or inspiring work area. It also meets physical address requirements to register as an LLC, corp, etc.
However, units may only be used for the storage of inanimate personal property, and incidental care and use of that property. Legally, these structures can't be used for human habitation or for any type of retail activity. Also, no sale or distribution of merchandise or service requiring customer visits can take place within the property.
Each unit is separately metered for electricity and internet/tv/phone. Each owner will establish their own account with the utility companies. Water usage is shared and paid for through the monthly HOA dues.
Yes! Both heat AND air conditioning are standard in each of our units.
Each unit is a separate deeded property. Individual property taxes will be assessed by the county, just like any other commercial property to the property owner of record.
The Owners Association will carry an insurance policy to cover the common building elements and common areas shared by all owners. Individual owners will be responsible to carry a liability and/or property insurance policy to cover their own unit, any improvements, and the contents.
Short answer... NO. Commercial zoning does not allow any residential use.
Most units come standard with roughed in plumbing to accommodate a private bathroom inside the unit. Finished complete restrooms are available as an upgrade. Of course, all owners have access to our community bathrooms.

Yes; you will be welcome to attend, participate in, and/or benefit from all Petrol Lounge activities and amenities, regardless of the location.
